How do I schedule a tour of the community?
You can schedule a tour online through our website, through our listing partner sites (ILS), or by calling the leasing office. Were happy to help you find a time that works.
Do you have virtual or self-guided tours available?
Not at this time. We currently offer in-person tours so you can experience the community and apartment options firsthand.
What are your Leasing Office hours?

Do you offer any move-in specials?
Yes! Move in by the end of the month and receive one month free (on approved credit). Specials are subject to change-please contact the leasing office for current details.
What income requirements do you have for applicants?
Applicants must have a combined gross monthly income of at least 3x the monthly rent.
What is your Application Fee?
$50 per applicant (18+). Application fees are non-refundable.
What is your Administrative Fee?
$200 administrative fee due at move-in (non-refundable).
Do you require a Security Deposit? If so, how much? Maximum Deposit
Yes. Security deposits start at $500 and may increase based on screening results. <br><br>
Deposit disclaimer (website): Deposit listed is with approved credit. Based on the credit application, deposits may be up to one and a half months’ rent (maximum: 1.5x one month’s rent).
Do you accept co-signers or guarantors?
Yes, we accept qualified guarantors. Additional requirements and documentation apply—please contact our team for details.
Do you allow subletting or lease transfers?
No. Subletting and lease transfers are not permitted.
Do you require Renters Insurance? If so, up to what amount do you require coverage for?
Yes. Renters insurance is required prior to move-in and throughout your lease term, with a minimum of $100,000 in personal liability coverage.
When is rent due each month?
Rent is due on the 1st of the month.
What is the late fee policy for rent payments?
Late fees apply beginning on the 3rd: a $50 late fee will be assessed, plus $5 per day thereafter until the balance is paid in full (per lease terms).
What forms of payment do you accept for rent?

What utilities are required in the rent?
Residents pay a flat monthly utility fee of $85, plus electricity and internet billed separately. A $45 monthly washer and dryer fee also applies (where applicable). Please contact the leasing office for details on what's included in the flat fee.
What appliances are included in the apartment?
Apartments include a refrigerator, stove, microwave, dishwasher, and an in-home washer and dryer.
Are washers and dryers included, or is there a laundry facility?
Yes—each apartment includes an in-home washer and dryer.
What amenities are available for residents?
Residents enjoy a fitness center, a resort-style pool, upper deck grilling areas, and an on-site pet park.
Is parking available? If so, is there a monthly fee?
Yes. Carport parking is available (availability and any optional upgrades may vary-please contact the leasing office for details).
Do you have EV charging stations? If so, what is the policy for use?
Not at this time.
Do you have a dog park or pet washing station?
Yes-our community includes a dog park. We do not currently offer a pet washing station.
Do you have package lockers or package delivery services?
Yes-our community offers an Amazon Hub Locker for convenient package pickup.
Do you have on-site maintenance, and how do I request a service?
Yes. We have on-site maintenance and 24/7 emergency service. For non-emergency requests, submit a service request through the Resident Portal or contact the leasing office. For emergencies please call the after-hours line.
Are there any community events for residents?
Yes! We host resident events once a month. Watch for announcements and updates from our team.
Is there a preferred employer or student discount program?
Not at this time.
